Measure uncertainty

List what is still unknown about work, residence, family needs and location. If several answers may change in the first year, flexibility has real value. If the household already knows the neighbourhood across seasons and has completed independent checks, buying sooner may be reasonable.

Compare total costs

Rent includes deposit, agency conditions, utilities and moving again. Buying includes transaction costs, maintenance and lower flexibility. Do not compare one month of rent only with one mortgage payment.
